Reposition lavatory pan and cistern combination. The flexible soil pipe is not at a sufficient angle to work properly. One solution would be to raise the pan by mounting it on a wooden plinth.

When switched on heating in one of the rooms I saw flash and heard a pop from either the pump or the polypipe control part of the under floor heating system. Now none of the components has power, so need an electrician to come have a look. Budget ~£45~65/hour + material if needed
